My advice here is to make a detailed list of what the various parts of the build will be (drawings, permits, foundation, framing, electrical, etc.) and decide what you would like to do yourself and what you will need to hire others to do. Get quotes on the work that you would like to hire out and estimate the materials you will need to do your portion. You may want to factor in your time into the cost as well, especially if you will be passing up other income to work on the project. At some lumberyards, you will be able to give detailed drawings to an estimator on staff who will do a material takeoff list for you of what you’ll need and what it will cost. When all the numbers come in, you can put together a budget and plan for an overrun allowance of around 15 percent. If you keep track of the materials and subcontract costs as you go, you can stay on track and make decisions as you go about the latter stages of the project without regretting it later. If it is challenging to obtain funding for a complete build, you may want to stage the build so that initially the frame goes up and the exterior is finished, and then you finish the interior work as you have time or as funds become available.
Use the corners — Some machines are perfectly content to live in a corner, including the bandsaw, scrollsaw, disc or combination sander, and lathe (see the illustration). Orienting the lathe’s tailstock end into a corner will leave room for outboard turning. Pulling the bandsaw away from the wall allows the necessary clearance to cut large curved parts, while locating it near a doorway or window permits resawing of long planks.
Enter the garage heater. These space heaters are specifically designed to warm up wide open areas and to function under much tougher circumstances than you’re likely to find in the average house. A well designed garage heater will offer at least 5,000 watts of heating power — enough to warm 750 square feet of space. A smaller heater might take off a bit of the chill, but to really warm your workshop — and keep it that way — you’ll need a heater of this size.
To make the most of your workshop oasis, look for a water dispenser that offers a choice between chilled and hot water. This will let you enjoy a cold, refreshing drink in the heat of summer rather than a lukewarm bottle that’s been sitting around gathering dust. You’ll also cut down on the amount of plastic your household goes through, which is a boon for the environment. In the winter, the hot water tap will also you to make a cup of tea or a mug of instant coffee on the spot. No matter what your taste, a versatile drink dispenser will keep you hydrated and happy while you work.

Temperature and Moisture Control. If your workshop is to be located in a portion of your house that is already comfortably warm, this will not be an issue. But if you’re converting a barn or shed or an unheated space, especially if you live in a climate where winter temperatures make for cold hands, you’ll need to devise a heating strategy. In some climates, air conditioning is a virtual necessity in hot weather.
Radial-arm saws, sliding compound miter saws, and powered miter boxes (chop boxes) used for crosscutting long boards are best located against the longest wall of the shop, as shown in the first option in the illustration. If the saw is to become a stationary machine, it’s typical to mount or build it into a long, narrow support table fitted with a fence.
One of the challenges in building a cabinet for hand tools, is that as soon as you define a place for each tool in your custom cabinet, you find that you need more room to store the must have tools you just bought. I decided to make a couple of open cabinets, and employ the use of inserts that can be replaced or modified as my tool collection grows. Part of the goal was to make a clean, efficient shop, while keeping to a budget. I bought paint grade maple plywood and made the cabinets. Minor variances are applications to your municipality to suspend a particular by-law to allow your project to proceed, based on common sense or precedents set by other buildings in your area. If your municipal committee of adjustment denies permission because a neighbour voices concern over the development, you would have to appeal the decision to the municipal board of your particular province. In that case, you may be better off looking for another piece of property with an existing structure that you could renovate, more relaxed zoning regulations, a larger lot, or more congenial neighbours.
Unless you’re a big fan of frequent shop remodeling, planning the layout of your workshop early in its development will save you a lot of time and trouble and also can keep you from spending years in an uncomfortable, poorly organized space. And if you already work in a shop that’s as organized as a trailer park after a tornado, careful planning and a little remodeling is likely to help you make a quantum leap.
